00 FM 665, Alice, TX 78332

Property Description

Improved Price! Selling 770 contiguous acres of South Texas Coastal Bend farm ground. Immediately North of FM 665 adjacent to the Jim Wells County / Nueces County line. This farm has a solid history of primarily cotton and grain production. The land is mostly level, with a topographical overlay showing only slight elevation changes (within a range of 5') across the field. Soil profiles consist of all fine sandy loam classifications. All tracts have individual agricultural exempt status for county tax valuations. This acreage has only one one pipeline ROW, (which is decommissioned) and no history of oil field activity. This acreage offers over 7900' of FM 665 road frontage. There is additional county road frontage on two sides, offering over 650' of CR 336 on the west side of the acreage and over 2600' of frontage on CR 107 to the east. This acreage should be appealing to producers as large contiguous parcels like this one are scarce these days. Investors and section 1031 buyers should find this an attractive possibility given that US farmland has a long track record of price appreciation with very little volatility, making it an outstanding long term investment. A well established long term tenant farmer is in place that pays attractive annual income via a sharecropping lease. Last but not least this tract has OUTSTANDING dove hunting!!
